What is an equal (annuity) payment

It is a fixed monthly payment for the whole loan term. At the beginning most of each payment is interest, at the end — mostly principal. Overpaying in the first years saves the most. Remember that the real cost of a loan (APR, in Polish RRSO) also includes fees and insurance.
