Shorter term or lower payment?
Shortening the loan term almost always saves more interest, because the payment stays the same and the principal falls faster. Lowering the payment reduces your monthly burden and improves cash flow — a good choice when your household budget is tight or you want a buffer for unexpected expenses.
Can the bank charge a fee?
Under Polish law, on a variable-rate mortgage the bank may charge an overpayment fee only in the first 3 years; after that overpaying is free. On a variable-rate cash loan overpaying is free, and on a fixed-rate one the fee is capped by law. Check your loan agreement for details.
Overpay the loan or invest?
Overpaying “earns” you the loan’s interest rate — risk-free and with no Belka tax. If your loan costs 7% and deposits or bonds pay 4–5% before tax, overpaying usually wins. Before you overpay, build an emergency fund covering 3–6 months of expenses.
